The evaluator calculates the following metrics based on the details you provide:
The annual rental income expressed as a percentage of the property's purchase price. This gives you a quick measure of the property's income-generating potential relative to its cost.
The projected cash flow after accounting for rental income, loan repayments, and estimated expenses. A positive cash flow means the property generates more income than it costs to hold.
The capitalisation rate — net operating income divided by the property's value. This metric is commonly used to compare the relative value of different investment properties independent of financing.
The projected annual return on your invested capital, factoring in both rental income and estimated capital growth. ROI gives you a holistic view of the property's total return potential.
