What is Riyun?

Riyun is PropZy's AI portfolio intelligence agent. Every week, Riyun automatically analyses your entire property portfolio and delivers a personalised report covering portfolio health, anomalies, smart alerts, and recommended actions.

Riyun runs every Monday morning. It gathers data from your properties, loans, expenses, rate history, and (optionally) suburb market data, then produces a structured analysis tailored to your specific situation.

Anomaly Detection

Riyun proactively flags irregularities in your portfolio before they become serious problems:

• Cash flow decline — net monthly cash flow dropped more than 20% since last review
• Expense spike — a one-off expense category exceeded twice the previous 90-day total
• Missing recurring expense — an expected recurring cost has disappeared
• Low yield — gross yield below 3%
• High vacancy — vacancy rate exceeds 8%

Smart Alerts

In addition to anomaly detection, Riyun generates proactive alerts for upcoming financial events and threshold breaches:

• Fixed rate expiry — your fixed rate expires within 90 days
• High LVR — loan-to-value ratio exceeds 80%
• Refinancing opportunity — fixed rate expiring soon with LVR below 70%
• Rate increase — interest rate increased more than 0.5pp in 6 months
• Rent review — weekly rent unchanged for 12 months

What Each Plan Receives

Interactive Chat Experience

Riyun powers both the weekly email review and the AI chat assistant inside the PropZy app. In chat, Riyun operates as a full agent — fetching your data in real time, running anomaly detection, generating alerts, and performing actions on your behalf.

Through natural language, you can:

• Ask about your portfolio and get data-driven answers sourced from your actual properties
• Request anomaly detection and proactive alerts on demand
• Deep-dive into a specific property's transactions, rate history, and metrics
• Add expenses, log rate changes, and update valuations — all via conversation

All write operations require your explicit confirmation before executing, and ownership is verified on every action. See the Chat Assistant documentation for full details.

Natural Language Actions

In the chat assistant, you can perform portfolio actions through plain language:

• Add expenses — "Add a $1,500 insurance expense to my Smith St property"
• Log rate changes — "My interest rate changed to 5.8% on Park Rd"
• Update valuations — "Update the valuation on my Bondi unit to $850,000"
• Log rent changes — "Rent on my Surry Hills apartment went up to $680 per week"

Riyun describes the action it will take and asks for confirmation before writing any data. You can only modify properties that belong to your account.

Delivery Channels

Riyun delivers your weekly review through multiple channels:

• Email — full structured report with colour-coded anomalies and alerts
• In-app notification — concise portfolio summary
• Push notification — single-sentence headline from the highest-priority item

You can manage your notification preferences from the Notifications settings page. Each email includes a one-click unsubscribe link that works without logging in.

Report History

All past Riyun reports are stored for 12 months and accessible from the Riyun Reports page in the portfolio section of the app. You can review how your portfolio analysis has evolved over time, compare anomaly counts, and track whether alerts have been resolved.
