The PropZy chat assistant is powered by Riyun, PropZy's AI portfolio intelligence agent. This is not a simple Q&A chatbot — it is a full agentic experience that can fetch your data, run calculations, detect anomalies, generate alerts, and even perform actions on your portfolio, all within the conversation.

Access the chat assistant from the main navigation in the PropZy app. It is available on all plans.

How the Agent Works

When you ask a question, Riyun does not rely on a static snapshot of your data. Instead, it actively calls tools to gather the information it needs:

What You Can Ask

The chat assistant handles a wide range of portfolio queries and actions:

Portfolio Analysis

• "What's my total portfolio value and equity position?"
• "Which property has the highest yield?"
• "Show me my cash flow breakdown for this financial year"
• "How is my portfolio performing overall?"

Anomaly Detection

• "Are there any issues with my portfolio?"
• "Check for anomalies across my properties"
• "Has anything unusual happened with my expenses recently?"

Riyun checks for cash flow declines, expense spikes, low yields, high vacancy rates, and missing recurring expenses.

Proactive Alerts

• "Any alerts I should know about?"
• "Are any of my fixed rates expiring soon?"
• "Do I have refinancing opportunities?"

Riyun checks for fixed rate expiries, high LVR, refinancing opportunities, rate increases, and rent review reminders.

Property Deep Dives

• "Show me all transactions for my Park Rd property"

Riyun fetches full property details including transactions, rate history, and calculated metrics.

Natural Language Actions

Beyond answering questions, Riyun can perform actions on your portfolio through conversation. You can add expenses, log rate changes, and update valuations — all in plain language.

Confirmation & Security

All write operations follow a confirmation flow to keep you in control:

1. You request an action (e.g., "Add a $1,500 insurance expense to Smith St").
2. Riyun describes exactly what it will do and asks "Shall I go ahead?"
3. You confirm (or decline) before anything is written.
4. Riyun executes the action and confirms the result.

Tax Mode

The chat assistant also supports a dedicated tax mode for EOFY preparation. Tax mode injects ATO tax brackets and depreciation rules into the conversation context, allowing you to ask tax-specific questions about your portfolio. This is separate from the Riyun agent tools and is covered in the Tax Advisor documentation.

Tips for Better Results

• Be specific — "What's the yield on my Sydney property?" works better than "Tell me about my properties"
• Ask for anomalies or alerts to get a proactive health check
• Use follow-ups — the assistant maintains context throughout the session
• Keep your portfolio data up to date for the most accurate responses
• For write operations, include the property name and the value you want to set
