Scenario Modelling lets you ask free-text hypothetical questions about your portfolio and receive AI-generated projections. Type a "what if" question in plain language and the AI will model the impact on your properties, cash flow, and overall portfolio position.

This feature is available on all plans.

Example Questions

You can ask any hypothetical question about your portfolio. Here are some examples to get you started:

• "What if interest rates go up 1%?"
• "What if I sell property X?"
• "What if I increase rent on my Melbourne property by $50 per week?"
• "What if I refinance my Sydney loan to a 5.5% rate?"
• "What if I buy another property worth $600,000 with a 20% deposit?"

The AI uses your actual portfolio data to generate realistic projections based on the scenario you describe.

Current vs Projected Comparison

When you submit a scenario, the AI generates a side-by-side comparison showing:

• Current state — your portfolio's actual position right now
• Projected state — what your portfolio would look like if the scenario played out

The comparison covers key metrics like total portfolio value, equity, cash flow, yield, and debt position. This makes it easy to see the potential impact of a decision before you commit.
